Top 8 Johor Underdeveloped Areas


Johor is home to ten districts in total, all of which need development to increase the economy and job opportunities of the state. After the election, BN has won a majority of the districts and will be tasked with the welfare and development of each district. Here are the Top 8 Johor Underdeveloped Areas.


Batu Pahat District

Governed By: BN


The Batu Pahat District in Johor is one that is located southeast of Muar, southwest of Kluang, northwest of Pontian, south of Segamat, and Tangkak District. The capital of the district is Bandar Penggaram.


As of 2022, it is the 16th largest urban area in terms of population. The district of Batu Pahat has a population of about 398,014 residents as of 2022 and the majority of this population is Chinese.


The main economic activities in the district are furniture manufacturing, food processing, and agritourism. As of 2022, major malls that can be found in the district are both Aeon and Tesco, although that Aeon is an outlet of Aeon Big.


Other major outlets in the district are the international fast food outlets, which include some of the most popular, McDonald’s, KFC, Subway, and Burger King. It also has marts such as Family Mart and 7-Eleven, although it does not have popular clothing retail stores such as Uniqlo.


Kluang District

Governed By: BN


The Kluang District is a central district that is bordered by Segamat in the north, Batu Pahat in the west, and Mersing in the east. Its district capital is Kluang Town and Kluang district is one of the three landlocked districts in Johor, the others being Segamat and Kulai.


The main economic activities in the district are agriculture and ecotourism. It is also home to Kluang Airport.


The population of the district is 262,398 as of 2022. The district is home to major malls such as Aeon but not Tesco, and famous places include the Kluang UK farm and various hiking spots.


It also has major fast food outlets such as McDonald’s, KFC, and Subway, but not Burger King. Major Mart outlets are also here, with Family Mart and 7-Eleven, but not the major retail clothing store, Uniqlo.


Kota Tinggi District

The Kota Tinggi District is the largest in the state, covering an area of 3,488.7 square kilometers. The majority of the population in the district is Malay.


The main economic activities in the district are ecotourism, agriculture, biotechnology, petrochemical, oil, and gas. A large amount of land is being put to good use as 60% of the district land is used for agriculture purposes.


The population of the district as of 2022 was 187,824. As of 2022, it has no major malls such as Aeon or Tesco yet but is instead famous for its firefly park and waterfalls.


Although, it does have major fast food outlets such as McDonald’s, KFC, and Subway, but not Burger King. It also has major mart outlets, Family Mart and 7-Eleven, but not the major clothing retail store, Uniqlo.


Kulai District

Governed By: BN


The Kulai District is located in the Iskandar Malaysia economic zone. It is also the smallest district in the state, covering only 3.96% of the state area.


It has a mix of urban and rural settlements with a majority of the population, 223,306 people as of 2022, mainly Malays followed closely by Malaysian Chinese, settling in towns near Johor Bahru. The main economic activities in the district are information and communication technology, biotechnology, and logistics.


The district does contain major malls such as Aeon. It is also famous for Johor Premium Outlets, which is a mall with 130 designer and name outlet stores as of 2022.


It also has major fast food outlets such as McDonald’s, KFC, Subway, and Burger King. There are also major Mart outlets here, being Family Mart and 7-Eleven, along with the major retail clothing store, Uniqlo.


Mersing District

The Mersing District is the third-largest district in Johor, covering 14.6% of the state. Besides the mainland area of the district, it also consists of 36 separate islands.


The main economic activities in the district are ecotourism, fishery, marine activities, agriculture, and light manufacturing. It is also home to the Mersing airport. The population of the district is 64,094 as of 2022. As of 2022, it has no major malls such as Aeon or Tesco yet. It is famous for the beauty of its islands.


It also only has KFC as the only major fast-food outlet. Major Mart outlets include only 7-Eleven, and it does not have major retail clothing stores such as Uniqlo.


Pontian District

The Pontian District is a district in southwest Johor. The main economic activities in the district are ecotourism, fishery, marine activities, and food processing.


However, the district used to be the center of fishing, pineapple farms, and palm oil plantations. Recently it has transformed into the agriculture, fishing, industrial, and tourism sectors.

The district has a population of 144,324 as of 2022. Famous places include the fishing village and fish market.


Major malls such as Aeon and Tesco do not exist in the district yet, and major fast food outlets in the district are only McDonald’s and KFC. The major mart outlets found in the district are Family Mart and 7-Eleven, with the absence of major clothing retail store Uniqlo being noted.


Segamat District

The Segamat District is a district located north in the state of Johor and the district capital is Segamat Town. The main economic activities in the district are agriculture, agritourism, ecotourism, and light manufacturing.


The main agricultural products of the district are palm oil and rubber. The district has a population of 179,342 as of 2022. Although there are no major malls such as Aeon or Tesco, there is an outlet for Aeon Wellness.


Major Fast food outlets do exist in the district, in the form of McDonald’s, KFC, Subway, but not burger King. There are also major mart outlets in the form of Family Mart and 7-Eleven, but there is also the absence of a major clothing retail store such as Uniqlo.
